ORLANDO — A new commercial center with a planned quick-service restaurant, two hotels and retail is in the works for a corner of Venice right down the road from CoolToday Park.

The Myakka River Center will be at the northeast corner of U.S. 41 and River Road, not far from the West Villages, according to plans from Dallas-based MQ Development Co. on display at the International Council of Shopping Centers conference in Orlando late last month.

The site plan shows two hotels, a quick-service restaurant and two commercial buildings — 5,000 and 6,000 square feet.

According to MQ Development, the average household income for the area within five miles is $71,168 and the population is 40,786, with a five-year projected growth of 8.6%.

The development site is about five minutes from CoolToday Park, the new spring training home of the Atlanta Braves. The park is the centerpiece of the West Villages, a more than 12,000-acre master planned community in south Sarasota County that will have about 33,000 homes at build-out. The area currently has about 5,500 homes and is expected to have 12,000 by 2025.

The West Villages includes two major retail centers — the 105,000-square-foot Marketplace at the West Villages for the everyday needs of residents, anchored by Publix, and a town center with high-end dining, boutiques, entertainment and experiences expected to come online in 2021.

Tenants announced for the Marketplace include Bocca Lupo Coal Fired Pizza, UPS, Sparkle Brite Pool Stores, Heartland Dental, 7-Eleven, All Star Laundry & Dry Cleaning and Dunkin Donuts.
